1) Paints
Paints – especially solvent-based or oil-based ones can contain volatile organic compounds (VOCs), heavy metals or other hazardous ingredients. Under UK regulations such materials may be classified as hazardous or “special waste”. If not stored, transported or disposed of correctly, they risk fires, chemical contamination or environmental harm.
For clients this means: when you discover old tins of paint (or half-used ones) during a clearance, we’ll ensure they are segregated and disposed of via the correct hazardous-waste channel.
2) Refrigerators and freezers (and other appliances containing refrigerants)
Large household or commercial appliances sometimes contain ozone-depleting or greenhouse gas-emitting refrigerants, insulating foams, heavy metals or other regulated substances. These make them subject to special handling. When clearing out these items we ensure the refrigerant is safely extracted by a certified technician, the unit is disposed of via WEEE (Waste Electrical and Electronic Equipment) routes, and legal documentation is in place.
3) POPs (Persistent Organic Pollutants)
Some materials contain POPs, chemicals that persist in the environment and accumulate in living organisms. These are heavily regulated, and waste containing them must be disposed of under the correct regimes. If during a clearance we find old insulation foams, legacy equipment or materials likely to contain POPs, we’ll handle accordingly.
4) Mattresses
Mattresses often contain fire-resistant foams, treated fabrics or other materials needing specialist disposal. They may not be accepted in standard skips or ordinary waste streams. For house clearances it’s important for us to separate mattresses and have them removed properly rather than mixing them in with general waste.
5) Tyres
Used tyres may seem innocuous, but they cannot simply be dumped: they’re heavy, pose fire risks, take up large volume and may have specific reuse or disposal requirements. In a clearance context we ensure tyres are collected via suitably licensed carriers and processed appropriately (e.g. recycled, shredded or disposed of under correct licensing).
6) Pressurised gas canisters
Gas cylinders or canisters that are pressurised (for example old camping gas, paint-spray canisters, fire-extinguisher cylinders) pose explosion or fire risk if punctured or improperly handled. During a clearance we identify these, ensure they are safely depressurised or removed by a specialist, and disposed of through the correct hazardous or special waste channel.
7) Food waste
Although seemingly ordinary, large volumes of food waste or food from commercial premises may have separate regulatory obligations (e.g. for commercial kitchens, supermarkets or for food-business operators). When we clear properties that were formerly commercial or retail, we check for food waste that might need separate handling.
8) Plasterboard
Plasterboard may contain sulphates and when mixed with other waste can cause chemical incompatibilities (e.g. mixing with aluminium foil or other metals can create hydrogen). Many skip hire companies refuse plasterboard unless isolated. We ensure that any plasterboard is segregated and disposed of in a licensed inert/construction waste stream.
9) Asbestos
Asbestos is one of the most hazardous materials you might encounter in a clearance. It must be handled only by a licensed specialist company. If you suspect asbestos (e.g. in old insulation, textured ceilings, pipe-lagging), we stop, isolate the item, and coordinate with asbestos removal experts rather than proceeding. Safety, legal compliance and avoiding liability are paramount here.
10) WEEE (Waste Electrical & Electronic Equipment) and Televisions
All electricals and electronics (including TVs) fall under WEEE regulations. Some items (especially older CRT TVs) contain lead, mercury, PCBs or other hazardous substances, so they cannot go straight into mixed waste. We ensure that when clearing properties, all electrical items are separated and sent to licensed WEEE facilities, with proper documentation.
